Pre-Build Phase
The pre-build process sets up you and Queenpin Builders for a successful build. There are several steps in the phase that are so important for the Construction Phase to go smoothly.
1. Initiate contact via phone or email to begin the conversation with us. You do not need anything else at this point to start chatting. A fifteen-minute conversation can get everyone on the same page to move forward or not.
2. Determine the lot you wish to build on. Each neighborhood is different and will have its own set of covenants to abide by, indicating the minimum size of home, outside appearance, roof pitch, etc. If you don’t have a specific lot in mind, we will help you find one from our existing inventory or developer contacts.
3. Select the floor plan for your new home. Queenpin Builders has several existing floor plans to start with, that can be modified to meet your needs. Or come to us with your ideas and we will work with our drafter to create a custom plan for you.
4. Review finish selections to help bid the job. Queenpin Builders provides a base level finish sheet with your floor plan, but if you wish to make changes that can affect the bidding process. For example, if you wanted to switch from the base quartz to a granite countertop, or LVP flooring in the bedrooms vs carpet, those are questions that will help create a more accurate bid.
5. Receive the bid built around your selections. Based on the prior steps of lot, floor plan, and finish selections, we will present you with a bid and timeline for your desired home. Any changes or upgrade wishes along the way will be presented in writing for your approval.
Construction Phase
The construction phase is where all the planning comes to life.
We are active and hands on during the construction phase. Queenpin Builders has a trusted team of subcontractors to help throughout the construction of your home.
Queenpin Builders will provide weekly updates via email, phone, or in person as best suits the client to make sure you are always aware of the progress, timeline, and budget. We are used to working with both local and out-of-state clients.
If you choose to make any changes or upgrades along the way, the change order process is laid out in writing with all costs are discussed and approved by you in writing before moving forward. You are always in complete control of your overages.
From start to finish, once a foundation is in, we average a five month build time. We could be handing you keys in less than six months from the time you read this!
Warranty Phase
Queenpin Builders conduct a 45-day warranty walkthrough and one-year warranty walkthrough after the home transfers into your name.
Warranty walkthroughs and repairs cover any workmanship issues that appear in that first 45 days to one year after moving into your home. Houses live, breathe, and settle through the harsh Nebraska seasons, which can cause a lose floorboard or cracked countertop caulking – of which would be fixed during that warranty period.
You will also have longer warranties from certain manufacturers and suppliers, such as windows, shingles, siding, appliances, etc.
